Your Renovation Plans & Your HOA
Living in a community with a homeowner’s association has its pros and cons. One of the drawbacks is that the community determines some of the things you can and cannot do, especially when it comes to renovations. These are indicated in the covenants, conditions and restrictions (CC&Rs). These are documents that govern the rules and regulations of the HOA.
The key to ensuring the success of your home renovation project is compliance with your HOA’s CC&Rs. Pushing through with this undertaking without the approval of the board can result in fines or even a forced halt of your renovations.
Renovations Requiring HOA Approval
HOA approval is required for any remodeling project you are planning on doing that could affect the appearance of your neighborhood. Any renovations to common walls, floors, ceilings or other parts of the property will require an approval from the HOA board. If your remodeling project includes plumbing work, you’ll need to obtain a green light from the group. The same goes if you are planning to expand by adjusting load-bearing walls in your home.
Renovation Tips to Keep in Mind
In addition to reading and understanding the HOA rules, here are some of the other tips to consider when renovating your home:
- Get the necessary permits from your city or state authorities. The CC&Rs will state whether you need to get them or if your contractor can do it for you.
- Hire a remodeling contractor you can rely on. Discuss with them the HOA rules and regulations so everyone is on the same page.
- Give your neighbors a heads-up. Even when the work is going to happen inside, the noise and mess can be disruptive. Explain in person or by letter how long you expect the work to last and have them contact you with any questions or concerns.
