Remodeling Do’s & Don’ts in Planned Communities



If you’re a member of a homeowner’s association, you should seek approval from your HOA before starting any renovations. That’s because if you decide to start remodeling without pre-approval, your HOA could impose a fine or force you to stop renovations midway. Before remodeling, keep in mind these do’s and don’ts.

Remodeling Do’s

  • Read your HOA’s Covenants, Conditions & Restrictions. It’s ultimately the homeowner’s responsibility to ensure the remodeling project is compliant with the HOA’s CC&Rs, which are the rules and property limitations in a planned community. Fortunately, your contractor can help you review your CC&Rs. 
  • Get pre-approval from your HOA before renovating. As mentioned earlier, you should always seek approval from your HOA before starting any home improvement project. Details about the approval process should be included in your CC&Rs. After submitting a request, you can expect a response within 14 to 30 days. 
  • Vet prospective contractors before hiring them. Once your request is approved, you can start planning your remodeling project. You also need to find a contractor who’s qualified for the job. Remodelers should be licensed and insured, but your HOA may have additional requirements for remodelers. 
  • Get the necessary construction permits. Contractors usually handle permit applications. However, if you’re not sure who’s ultimately responsible for getting the necessary permits, it’s best to check your CC&Rs. 
  • Give your neighbors a heads-up about your renovations. Given that construction noise can disrupt your neighbors, it’s highly recommended that you inform them about your upcoming renovations. To minimize disruptions, make sure contractors do construction work within HOA-approved construction hours. 

Here’s a tip: ask for a quote instead of an estimate. Quotes and estimates are sometimes used interchangeably, but the former is more detailed than the latter and can give you a better idea of the total project costs. 

Remodeling Don’ts

  • Don’t forget to inform your HOA when renovations are finished. Clear and constant communication between all the stakeholders is vital to the success of your remodeling project. 
  • Don’t forget to ask for the warranty documents. You’ll need these in case contractors make installation errors.
