Plan for Unexpected Situations

It may seem an unnecessary added expense, but hiring an engineer to specifically look for defects is worth considering. Change orders are sometimes due to structural flaws that require emergency repairs. Include the Change Order Procedure in Your Contract

Make sure the change order procedure is written in your contract. This is more than just a formality because it allows you to eliminate surprise changes during your project. In your contract, you can specify the steps that need to be taken before additional work can be carried out or before a reduction in work is done. It should be clear that written authorization from you is needed before changes to the scope of work are compensated. Ideally, a change order request should contain a detailed explanation of the requested change, itemized description of the costs plus supporting documentation, total cost impact of the requested change, and any anticipated delays due to the requested change.
