Remember the Rule of Sevens
Codes typically say that at least half of a finished attic must have ceilings at least seven feet high, and that the space should also be a minimum of seven feet wide and 70 square feet. However, you should still check with your contractor or with a local building official to find out the local codes and regulations for attic conversions. If there are height shortcomings, then perhaps dormers could be the solution. Always follow your contractor’s advice and abide by building codes.
Get an Inspection
You’ll also need to have a professional check your attic’s structure. An engineer will need to inspect your home’s framing and foundation and make sure that they can carry the extra weight. If not, you may have to strengthen your attic’s floor joists. The floor joists may be spaced too far apart or be too shallow.
Provide Suitable Access & Exit Points
Your attic also needs to have suitable access points and egress. It needs to have a staircase that’s at least 36 inches wide, with a minimum of 6 feet, 8 inches of headroom. The finished attic also needs to have a window to the outside to create a secondary point of exit.
