There are a lot of things to consider when you’re planning a remodeling project. If you live in a subdivision, you might need to secure permission from your homeowners association even before starting work. Does Your Project Require HOA Approval?

Before starting your project, you need to confirm whether it requires approval in the first place. In most cases, HOA approval isn’t required for interior renovation projects. However, you’ll need to seek approval if you add or adjust plumbing, remove load-bearing walls, add a room addition, rewire your electrical system or plan a kitchen renovation.

Other projects that generally don’t require HOA approval include bathroom remodeling, lighting installation, kitchen sink installation, interior painting and wallpaper application. Before asking for an estimate, make sure you thoroughly understand your HOA’s covenants, conditions and restrictions (CC&Rs), which state what projects need approval. Assume Your Contractor Is Familiar With Your HOA’s Rules

Many contractors are not familiar with specific details in the CC&Rs. As a homeowner, it’s your responsibility to ensure that your project is compliant with HOA regulations. Before starting the project, make sure that it’s first approved by the HOA board, then let them know when it’s done. Proceeding with a project without approval can lead to hefty fines and even forced tearouts.
