How to Determine the Space You Need for an Office Build-Out



When planning an office build-out, one of the first things you need to consider is the size of the structure. You must have enough space for all your employees and the essential facilities. Office sizes can range from 100 to 1,000 square feet or more; you don’t want to waste money on space you don’t need, but you also don’t want to underestimate how much room you need, now and in the future.

Dedicate Space for Individual Employees

Your employees’ workspaces should be spacious and comfortable. It can be hard to be productive when your space is cramped. You’ll need approximately 60 square feet per employee to create a functional open workspace floorplan. For partitioned workspaces, you’ll need around 80 to 100 square feet per employee. 

You’ll also need to consider your executive offices. These days, more companies are opting for an open office environment to break down the walls associated with hierarchies. However, executive offices are still necessary for those who frequently participate in confidential discussions. Executive offices are generally 150 to 250 square feet in size. You can always consult an architect or interior remodeling contractors to help you determine the ideal office size for your needs. 

Consider Space for Conference Rooms

Determine the average number of employees who participate in work conferencing. Each employee will need 25 to 30 square feet of space in the room. Make sure to add some extra square footage if you’re planning to expand your workforce in the future. Also, you may need more than one conference room, depending on the nature of your business. 

Break Rooms & Common Spaces

The kinds of common spaces you include depend on your budget, number of employees and your industry. You may need file rooms, a mailroom, storage for large equipment, a server room, a break room and/or restrooms. Also, don’t forget about reception areas. These spaces are typically between 125 to 200 square feet and can accommodate at least two employees. Meanwhile, a 200- to 300-square-foot reception area can accommodate six to eight guests.
