The Do’s & Don’ts of Remodeling in an HOA Community



There are a lot of great benefits to living in a neighborhood with an active homeowner’s association. They work hard to keep property values high, manage common areas and even settle disputes between neighbors. However, HOAs do have their downsides. Aside from the monthly HOA fees, there may be rules regarding home remodeling. With that in mind, here are a few do’s and don’ts when it comes to remodeling if you live in an HOA community. 

Do’s

  • Brush up on the rules and regulations. Each HOA has its own set of rules and regulations. Before undertaking any remodeling project, make sure that you are familiar with them. It is important to note that HOA covenants are updated from time to time, so always try to get the latest version.
  • Get pre-approved. Most HOAs require that you submit a project proposal. Do this well in advance in case they require modifications to your original plans to avoid messing up your schedule.
  • Hire a qualified local contractor. Your HOA may require contractors to be licensed and insured, so make sure that whoever you hire meets these requirements. If you are having trouble finding a contractor to work with, your HOA will likely have a list of contractors who have previously worked in the community so it is a good idea to ask for an estimate from them.
  • Be a good neighbor. Regardless of whether or not you live in an HOA community, always be a good neighbor. Remodeling is noisy work so be sure to keep the disturbance to a minimum. Also, only work during HOA-approved construction times and give your immediate neighbors a heads-up before beginning work.

Don’ts

  • Get only one estimate. As a general rule, you should always collect written estimates from at least three different companies and choose the contractor that you feel best about. As mentioned above, your HOA can help you come up with a list of candidates.
  • Discard construction materials in common garbage bins. Not only will this annoy your neighbors, it could also generate extra fees from sanitation haulers — which the HOA can then charge back to you. 
  • Leave construction materials lying around. Your materials could be stolen or, worse, cause an accident. If this happens, you could be liable for the damages.
